Two different pavements inside one lot
A west side retail property can take several thousand vehicle movements in a day without any of them mattering structurally. A passenger car is a light load spread across four tyres. The surface it crosses is being polished and slowly oxidised, not fatigued.
The structural demand on that same lot sits in three places: the pad where the refuse container is set down and collected, the apron and aisle serving the delivery door, and whatever route the heavy vehicles take to reach both. That is a small fraction of the paved area, and it is where nearly all the genuine damage begins.
It is also, with remarkable consistency, the part of the property that gets left out of a scope of work, because nothing about it is visible from the street or from the shopfront.
The refuse corral is the hardest working pavement on the site
A collection vehicle arrives at the corral, stops in the same footprint it used last week, and lifts. Lifting shifts load rearward and concentrates a large weight into a small contact area while the vehicle is stationary. Then it sets down and pulls away, often with a turn, which drags the tyres across the surface rather than rolling cleanly over it.
Repetition in the same footprint is the whole point. Random heavy traffic spreads its damage. A weekly collection at a fixed position applies the same load to the same square yards indefinitely, and that produces depressions, shoving and a torn surface rather than the interconnected cracking seen elsewhere.
Asphalt makes this worse by being viscoelastic. Under a load held in place on a hot afternoon it deforms rather than springing back, which is exactly what a loaded container standing on steel feet does to it all summer.
The honest conclusion is that rebuilding a corral pad in asphalt puts the same material back in the one place asphalt is least suited to. A concrete pad sized to carry the truck as well as the container costs more once and removes a recurring repair from the property forever. Where that is not going to happen, the asphalt in that area needs a genuinely different specification from the rest of the lot rather than the same section continued around the corner.
What channelised delivery traffic does to a drive aisle
Delivery vehicles do not wander about a lot. They come in on the same line, stop at the same door, and reverse along the same path, which loads two narrow strips of pavement over and over while the material either side of them is hardly touched.
That produces rutting: a longitudinal depression in each wheel path. The depression then holds water after rain and holds meltwater all winter, and water standing in a rut works into the surface and softens what is under it, so the rut deepens faster than it otherwise would.
A rut is best read as a report on the structure rather than as a surface defect. If the deformation is confined to the surface layer, milling and replacing that layer restores the profile and the problem is solved. If the subgrade beneath the wheel path has been displaced, filling the low area restores the level and nothing else, and the same depression returns on the same schedule.
Telling the two apart is a matter of opening it up, or coring, rather than of looking at it. Anyone quoting a wheel path repair without establishing which case applies is quoting a shape, not a repair.
The budget wants to go where customers look
The entrance, the main aisle and the frontage are what a tenant raises and what a prospective tenant notices. The corral and the loading apron are not, and neither shows up in a photograph of the property.
So spending skews forward. The visible field gets a surface treatment, the frontage looks tidy, and the area behind the building gets whatever is left, which is generally nothing. That order holds up for about one season.
Meanwhile the damage behind the building keeps developing, and the heavy vehicles causing it keep crossing the front of the lot to get there. Failure at the service end eventually propagates into the aisle the customers use, which means the visible work gets bought a second time.
The workable compromise is not complicated. Do the structural repairs where the load actually is, then do the visible surface work afterwards within the same programme so the property is presentable by the time the season closes. Getting that sequence right costs nothing. Reversing it costs the price of the cosmetic work twice over.
Trading hours are the real constraint on the programme
A retail or office property cannot be closed while its pavement is worked on. The limiting factor on a job here is not the work itself, it is the hours in which the work is permitted to exist.
That turns the project into a phasing exercise. The lot gets divided into sections, each section is barriered off and worked while an entrance and a continuous route through the property stay open, deliveries are diverted for the days that affect them, and tenants are told which area closes when. Fewer and larger phases produce a better surface with fewer joints between days of paving. More and smaller phases keep the property more comfortable. That trade is the owner decision and it is worth making deliberately.
Off-hours work is the usual answer on a customer-facing lot, and it is not free. Mix placed at night cools faster, so the window between delivery and final compaction is shorter and the loads have to be sized to suit it. Lighting has to be brought in. In the shoulder season a night that would have been comfortable in August is simply too cold to place on.
There is one scheduling detail that gets missed repeatedly. New asphalt carries traffic once it has cooled, but it stays soft for a while afterwards in warm weather, and concentrated loads mark it. A trailer jack, a container foot or a delivery stand set down on a fresh section on the first morning leaves a permanent record of itself.
More snow on this side of the county, and somewhere to put it
Lake-effect snow does not distribute itself evenly across Cuyahoga County, and the western communities generally take more of it than the inland south. More snow means more plough passes, more deicing salt, and a larger volume of material that has to be pushed somewhere and left.
Plough damage accumulates where the surface is already irregular. A blade catches a raised casting, a broken edge, the lip of a settled patch or a curb line, and each storm takes a little more away. A lot with a lot of small irregularities loses material every winter in proportion to how many of them there are, which is an argument for fixing small things before the snow rather than after it.
Snow storage is the bigger item and the cheapest one to change. The corner where the piles go receives concentrated meltwater from December through March. It thaws in the afternoon, refreezes overnight, and does that repeatedly on the only part of the lot that stays saturated all winter. That area fails before anything else on the property, every time, and its position was usually decided in a hurry during the first storm of a season years ago and never revisited since.
On a customer lot the second cost is underfoot. Meltwater running across a walking route and refreezing overnight produces exactly the surface nobody wants to cross on the way to a door, in the part of the property the customer has no choice about crossing.
Choosing a storage position that drains, that is not sitting over the weakest section of the lot, and that does not send its meltwater across the main pedestrian route is a decision to make in October rather than in January.
Reading a west side lot before anyone prices anything
Most of what determines the scope can be established in an hour on foot, and doing it before proposals are requested makes the proposals comparable.
- Where heavy vehicles enter, turn and stop, and whether the pavement in those three places is any different from the pavement everywhere else.
- Whether the depressions follow wheel paths or appear at random. The first is a loading problem, the second is usually drainage or base.
- Where water is still standing the morning after rain, and where the snow pile sat last winter.
- Whether the edges are supported or are crumbling away into the landscaping, because an unconfined edge fails progressively from the outside inward.
- Whether any casting, drain or cleanout sits above or below the surface around it, since both cause damage every time a plough passes.
- Whether the corral pad has been repaired before, and how many times, which is the quickest available evidence about what is under it.
- What hours the property can genuinely give up, because that sets the phasing and the phasing affects the cost of everything else.
What managers here ask most
The back of our lot is far worse than the front. Why is that?
Because that is where the heavy vehicles are. Passenger cars do very little structural damage no matter how many of them cross, while a refuse truck or a loaded delivery vehicle does a great deal in a few passes. The back of the property takes nearly all of the load in a small area, so it reaches the end of its structural life while the customer parking area is still merely tired.
The area around our dumpster has been patched twice. Can it just be patched again?
It can, and it will need it again, because a patch replaces surface and the problem there is almost always in the layers below. The loading at a collection point is concentrated, static and repeated in the same footprint, which is the condition asphalt handles least well. Rebuilding that area to a heavier section, or replacing the pad in concrete, is the point at which it stops being an annual line item.
Can the work be done overnight so we do not lose trading hours?
Usually yes, and it is the normal approach on a customer-facing lot. It does change the constraints: the mix cools faster at night so the compaction window is shorter, lighting has to be provided, and late in the season the temperature can rule out a night that would have been fine in midsummer. Expect it to influence how the lot is divided into phases as well as when the crew is on site.
Our lot looks worn but there are no potholes. Is a surface treatment enough?
It may be, and the test is whether anything is moving. A surface treatment protects a sound pavement from oxidation and from water getting into it, and on a lot whose base is intact that is money well spent. Over an area that is already deflecting under load it is a cost that the repair will remove a year later, so the structural areas have to be identified first even if the answer turns out to be that there are none.
Where should we be piling ploughed snow?
Somewhere that drains, somewhere that is not over the weakest pavement on the property, and somewhere whose meltwater does not run across the routes people walk. The pile releases water into one small area for three or four months and that area freezes and thaws far more often than the rest of the lot. Moving the storage position costs nothing and it is one of the few winter decisions that genuinely changes what the lot looks like in April.
How soon can deliveries come back onto new asphalt?
Traffic is generally fine once the surface has cooled, but concentrated loads are a separate question. Trailer jacks, container feet and equipment stands press into new material for some time afterwards in warm weather and leave marks that do not come out. Plan the first delivery back onto a fresh section deliberately, and keep point loads off it longer than you keep wheels off it.
